Happy August! Heat Pumps

Hello fellow agents!

Yes, you may not know that I’ve been a Realtor for 33 years. And as a result, I have lock box access. Don’t drive around letting inexperienced home inspectors in!

Lately we’ve run across several heat pumps that aren’t working correctly.
To check your own, take your meat thermometer and place in a register close to the air handler. Leave it in for several minutes until it no longer gets any colder. Then place the thermometer in the return vent until it levels off.

The difference between the two should be close to 18 degrees.

The average life of a heat pump is 12 to 14 years on older units, 7 to 8 on newer ones.
